When putting your home on the market, it's never been more important to put your best foot forward in terms of marketing. Without doubt THE most important piece of this puzzle are the images of your home. Over 90% of real estate searches in Australia now take place online and over 80% of those searches are made on a mobile device. If the agent you've engaged to sell your most valuable asset starts snapping away with their mobile phone you should probably show them the door. Once terrible images of your property are posted online to the major portals it can take years or even decades to get rid of them.
Today realestate.com.au is very much like tinder, you only have a very small window of opportunity to capture interest and if your home looks ugly potential buyers will simply swipe left and certainly won't consider an inspection. Even a great property can be made to look terrible with poor badly lit and composed photography. Resulting in little to no interest, calls to the agent or attendance at open homes.

Hard to believe it's the same house isn't it? It's amazing the difference the correct angles, lens selection, correct colour balance and technical know how can make a property more appealing and enticing to potential buyers. In this instance 3996 Studio has also digitally staged the rooms to showcase the potential of the home and generate more interest online, less "swipe lefts" and more shoes on the welcome mat come open for inspection time.
Floor Plans Are No Longer Optional
Statistics tell us that on realestate.com.au one of the most viewed sections of a property on the portal is a floor plan. It's no longer optional. If the agent you have chosen to list your home has put your property online without one, again show them the door. A snapshot of your builders drawing is not acceptable either. Potential buyers need to be able to get an instant sense of the layout of your property, rooms sizes etc, before placing a call to inspect.

VIdeo is no longer an optional part of your marketing collateral when selling your home, anyone that tells you otherwise isn't marketing for the year we're living in. Across the digital marketing campaign the video for this property was viewed collectively over Facebook & Instagram for 16 hours and 21 minutes by targeted buyers. No mean feat when you consider the video is just 1 minute long!
We also created a dedicated property website for the home - where potential purchasers can find out not only more details about the property, but information on the surrounding area too - like the location of schools, hospitals, restaurants etc.

We visited Kernot earlier in the week to photograph this timeless farmhouse renovation nestled in the South Gippsland country side for the team at Altra Builders. The phrase "room with a view" never took on as much meaning as it does here.
